In this economy we all look for ways to keep our budget in line with our expenses. There are simple ways to make the best out of selling your home on your own. Now would be the time to do it as inventory is low and there are a lot of buyers all over the country.
In Chicago, the best times to sell are in the summer, fall and the springs months although during the winter time I have seen many sell as well.
Here are some tactics you can use to sell your home just make sure you have some patience.
1) If you are emotionally attached to your home please take some time out and detach yourself for a minute. Try to look at your home through the eyes of a buyer or have a 3rd party see your home like a family member, friend, a long lost relative...okay you get the drift, right? The reason for this is so they can tell you if they see a defect or something in your home that you might be able to spruce it up.
2) Speaking of sprucing up make sure your home is clean when a potential buyer comes to take a look at it. I have shown many homes where there are clothes and shoes in the middle of the floor.
3.) If you are looking at your home through the eyes of a buyer ask yourself, do I need a fresh coat of paint anywhere? Do I need to declutter? Make your home look inviting and spacious. If you have a lot of furniture think about getting a pod storage container.
4.) Most importantly you want to know that you are pricing your home correctly. Hire and independent appraiser so he/she can give you an accurate value of your home or use some of the home websites that are available to you to get an idea of what houses are selling for in your area. Make sure you match up your home exactly to the one you are looking at online with the same amount of bedrooms, baths, kitchens etcetera. Some good sites are www.redfin.com, www.realtor.com be leery of some of the others where they inflate the price of your home.
5.) If you have an empty home make sure you stage it with furniture so it looks more inviting. You can use used furniture just make sure you try and refurbish some of it so it doesn't make the home look dated.
6.) Now that you have the inside covered let's not forget the outside. Is your grass cut? Are your bushes trimmmed? Do you have broken concrete in the front? Are your plants plastic? (No really, I have shown houses with plastic plants) Are your gutters dripping with leaves and soot?
7.) Now that you have declutter, painted, and updated some of the inside and outside of your home make sure you speak with a loan officer and let him/her know that you are putting you home on the market. This way when you have a buyer call you off the for sale by owner sign you can have the lender approve that potential prospect right away.
8.) When you sell a home on your own the quickest way to attract the sale of the home is by putting a for sale by owner sign outside in your front lawn but does it end there, does it?
9.) Absolutely not, marketing and giving exposure to your home is super critical to getting it sold quickly. However, make sure you have great selling points before putting that ad out there.
10) Lastly, make sure you tell the whole world that your home is for sale including friends, family, high school buddies, co-workers, classmates, workout friends. Anybody and everybody in your sphere of influence. Tell your neighbors, of course there is much more you can do in terms of marketing but I will write another blog on that topic.
